News: Hand over maintenance of Ramprastha to RWA: DTCP-13-01-2021
Gurgaon: After receiving several complaints from the residents of Ramprastha Atrium in sector 37 D, the department of town and country planning has directed the developer to prepare and submit a detailed plan for the handing over of maintenance to resident’s welfare association (RWA) by January 30.
Senior town planner Sanjeev Mann said developer has been directed to prepare a detailed plan in consultation with the RWA within 12 days and submit the report to the office by January 30. “As per the condition of occupancy certificate, the developer has to handover the maintenance to RWA within 90 days. Since the project is yet to complete, the developer has been asked to give the part maintenance to RWA and come to a mutual agreement within a stipulated time, otherwise we will take the decision accordingly,” Mann said.
This comes after a meeting held by the STP with the developer and the RWA of Ramprastha Atrium on Tuesday.
Meanwhile, the representative of the developer could not be reached for comments.
The residents have been demanding the transfer of maintenance to the RWA for the past many months. They have alleged that the maintenance services provided by the developer are substandard and lack any transparency in the society’s account. Several issues such as lifts are not working properly, poor security, housekeeping services etc. are not being addressed by the developer despite repeated complaints.
Pradip Rahi, president of Atrium condominium welfare association said, “We have been demanding the transfer of maintenance to RWA since June 2020, but the developer has been evading our request which is the complete violation of OC. We have submitted the letter of signature from residents demanding the handover of the maintenance of society to the RWA.”
“The maintenance of the society can only be provided after the authorisation from the RWA and we have not given any consent or approval to them then how can they continue with it. There is no transparency and they don’t respond to our emails and calls. We are paying the maintenance charges in advance but the AMCs of vendors are not being renewed. The situation is deteriorating day-by-day,” said Sachin Kumar, RWA general secretary.
