News: ED attaches Rs 136.42 crore assets in homebuyer fraud case against Gurugram developer Ocean Seven Buildtech-14-10-2026
The Enforcement Directorate (ED) has provisionally attached assets worth Rs 136.42 crore belonging to Gurugram-based Ocean Seven Buildtech Private Limited (OSBPL), its promoter Swaraj Singh Yadav and his wife Sunita Swaraj in a money laundering case involving homebuyers, officials said on Oct 14.
The attachment under the Prevention of Money Laundering Act (PMLA) covers land in Bilonchi village, Jaipur district, and Kotputli-Behror in Rajasthan, a residential plot in Sector 102, Gurugram, and balances in five bank accounts, with bank deposits totalling Rs 69.06 lakh. Total attachments in the case now stand at about Rs 188 crore, after an earlier order of January 5, 2026 covering about Rs 51.57 crore and a prosecution complaint filed on January 9, 2026 at the PMLA Special Court, Patiala House Courts.
The probe follows FIRs by the Economic Offences Wing of Delhi Police, Haryana Police and Rajasthan Police alleging cheating, criminal breach of trust, forgery and criminal conspiracy. The latest action mainly relates to two Rajasthan FIRs, No. 0250 of December 7, 2025 and No. 0326 of November 23, 2025.
The ED said OSBPL collected over Rs 118 crore from plot buyers in four Rajasthan projects between December 2006 and March 2015, promising possession in three to four years. In Amber Garden, collections began years before the company sought project map approval from the Jaipur Development Authority. Inspections found the sites largely vacant, and buyers who paid in full did not get demarcated plots. The funds were allegedly diverted, including to buy office premises in Gurugram.
About 39 acres held by the company and its promoters were allegedly transferred to associates or third parties between June and September 2025, after the FIRs, and have also been attached.
The builder said the matter is sub judice, should not be read as a finding of guilt, and that it is cooperating fully.
