Bengaluru followed at Rs 1.30 lakh crore across 72,250 units, then Mumbai at Rs 1.27 lakh crore (29,627 units) and Hyderabad at Rs 1.16 lakh crore (52,388 units).

NCR’s launches totalled Rs 2.16 lakh crore across 50,167 units, about Rs 4 crore a unit. Property values there have risen 450% since Covid-19, against 250% in other cities. Sales were about Rs 1.63 lakh crore in 2025, with Gurugram contributing nearly 60%, and inventory overhang fell to 12 months from 43 in 2014. Prices along the Noida Expressway rose around 225% from 2021 to 2025, from about Rs 6,600 to Rs 21,500 per sq ft.
NCR has about 3 crore people but only around 50,000 launches, against over 1.4 lakh in the Mumbai Metropolitan Region and 72,250 in Bengaluru, a gap PropEquity links to sharper price rises. Eight of India’s top 10 developers operate in NCR, and the other two plan entry by 2027; NCR has 104 active developers against 221 in Bengaluru and 1,028 in MMR.
PropEquity founder and CEO Samir Jasuja called NCR, especially Gurugram, a value- and profit-maximisation-led growth engine that no top developer can ignore.
