News: YEIDA offers 20 group housing and hotel plots near Noida International Airport via e-auction-27-09-2026
Expecting higher demand for housing and hospitality after Noida International Airport became operational, the Yamuna Expressway Industrial Development Authority (YEIDA) has launched separate plot schemes for group housing and hotels, with 10 plots in each category.
Shailendra Bhatia, additional chief executive officer of Yeida, told HT that the airport became operational in June and demand for residential and hotel plots has been rising.
The group housing plots are in sectors 17, 18, 20 and 22D, ranging from 11,513 sqm to 50,600 sqm. Sector 17 has four (12,141 sqm, 20,335 sqm and two of 11,513 sqm), Sector 18 one of 20,720 sqm, Sector 20 one of 25,000 sqm, and Sector 22D four (27,925 sqm, two of 45,700 sqm and the largest at 50,600 sqm). The rate is Rs 52,500 per sqm, and the largest plot has a reserve price of Rs 265 crore.
Bidders must pay a processing fee of Rs 5 lakh per plot and 10% earnest money. Registration began on September 25 and applications close on October 26 at 5pm. Qualifying bidders will be listed on November 16, and the e-auction starts at 11am on November 18.
The hotel scheme covers 10 plots of 3,100 sqm to 10,000 sqm, six in Sector 29 and four in Sector 28. The reserve price is Rs 87,010 per sqm, or Rs 91 crore for a 10,000 sqm plot. Applications close on October 24, qualified bidders will be shown on November 2 and the e-auction is on November 4 at 11am.
Allottees must deposit 40% of the total premium, adjusted for earnest money, within 60 days of the allotment, and pay the remaining 60% in four half-yearly instalments over two years. Corner plots, plots facing a green belt and plots on roads of 45 metres or more carry a 5% additional charge each. Allotment is on a 90-year lease.
Hotel buildings have no height limit under the regulations, but because sectors 28 and 29 adjoin the airport, the permissible height is about 29 metres, officials said.
