Bengaluru-based Puravankara Limited has made its first move into Delhi-NCR, with a 13.44-acre land parcel in Greater Noida allotted to its wholly owned subsidiary, Prudential Housing and Infrastructure Development Limited, according to a regulatory filing on September 22.
The parcel has saleable potential of about 4.57 million sq ft and an estimated Gross Development Value (GDV) of around Rs 5,200 crore. Sources said the land was acquired for around Rs 340 crore and will mainly be used for high-rise premium housing.

The site benefits from the Yamuna Expressway, and the planned Noida International Airport at Jewar is expected to improve connectivity. Rajat Rastogi, CEO-West and Commercial Assets, said the company will keep evaluating NCR opportunities that meet its development, return and capital-efficiency criteria.
It is the company’s largest land transaction in FY27 so far. Including it, FY27 business development across Delhi-NCR, Mumbai and Bengaluru covers about 10.74 million sq ft of saleable area and an estimated GDV of Rs 14,100 crore. It follows a Rs 2,600 crore redevelopment win in Goregaon West, Mumbai.
As of June 30, 2026, Puravankara had completed 97 projects totalling about 59 msft across nine cities. Its land bank is about 40 msft, and ongoing projects add up to 35.14 msft.
