News: UP RERA tells homebuyers not to fall for scarcity and price-hike claims as 1.15 lakh units sit unsold-03-06-2026
The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has said more than 1.15 lakh residential and commercial units are currently available for sale in the state. It urged buyers to decide with care and not be swayed by misleading advertisements, rumours or high-pressure sales tactics.
The regulator cautioned against claims by promoters and agents that prices will soon rise sharply or that stock is running out, saying such statements are often used to create false urgency and push buyers into immediate bookings. It said the available data shows no sign of an inventory shortage. Buyers, it added, should avoid pressure tactics and promises of quick gains, and should invest only after due diligence and an assessment of their financial capacity.
The available units include flats, villas, plots, shops, offices and other commercial properties, giving buyers ample choice across projects, budgets and requirements.
By region, the Western zone holds nearly 55% of the state’s inventory, with more than 60,000 units, and remains a major hub of activity. The Central zone accounts for about 35%, with over 40,000 units, while the Eastern zone has more than 15,000 units.
UP RERA advised buyers to verify a project’s RERA registration, the promoter’s track record, approved map layouts, construction progress through the quarterly progress report, and the possession timeline. All of this information is available on the RERA portal, it said.
