News: HRERA Gurugram takes suo motu action against developer for selling floors without registration-14-05-2026
The Haryana Real Estate Regulatory Authority (HRERA), Gurugram, has taken suo motu cognisance under Section 35 of the Real Estate (Regulation and Development) Act, 2016, against Gurugram-based developer Nitara Projects Limited, alleging it developed and sold residential floors without the mandatory registration. It announced the step in a statement on Wednesday.
The authority said the promoter’s advertisements omitted required details such as the RERA registration number and the DTCP licence number. It also took serious note of a practice in which developers buy plots in licensed colonies, build floors individually and sell them without registering, calling it a clear violation of the Act.
The promoter has been given a final chance to explain why penal action should not follow, and must appear on June 8 and file a reply, failing which ex parte proceedings may begin. HRERA also advised buyers to check a project’s registration on its website before investing, since unregistered projects are bought at the buyer’s own risk.
A Nitara Projects representative denied the allegations, saying the firm only builds individual houses and villas on a contractual, turnkey basis and is not involved in township, group housing or plotted projects for public sale.
