News: UPRERA chairman projects about 400 project sanctions this year, up from 308 in 2025-07-05-2026
The Uttar Pradesh Real Estate Regulatory Authority (UPRERA) expects to approve about 400 new projects in 2026, compared with 308 in the previous calendar year, chairman Sanjay R Bhoosreddy said. He was speaking at the 19th FICCI Real Estate Summit in the capital on May 7. He linked the growth to infrastructure such as the Noida International Airport, the Ganga Expressway and expanding metro connectivity in Tier 2 and Tier 3 cities.
Bhoosreddy said the authority sanctioned around 190 projects a year until 2023, then 259 in 2024 and 308 in 2025, and has already cleared 108 this year. Complaints have dropped 70%, mostly because earlier grievances related to legacy projects, and the authority now gets roughly two complaints per new registered project. He said this reflects a cleaner market and allows the next step, removing information asymmetry, and that a price discovery mechanism is also being worked on.
He said the state market is no longer confined to Lucknow, Noida, Greater Noida and Ghaziabad, and that activity has picked up in Kanpur, Gorakhpur, Varanasi, Ayodhya, Jhansi, Hapur, Bareilly, Meerut, Muzaffarnagar and Gonda, among others. Prices in western UP have risen sharply because of infrastructure including the Jewar airport. He added that the state wants to become a $1 trillion economy with real estate playing a big role, that the RERA Act of 2016 created a level playing field, and that protecting consumer trust is paramount, for which he proposed a dedicated Consumer Samadhan Divas.
On May 6, UPRERA fixed a maximum fee of Rs 1,000 for transferring a flat to the legal heirs of a deceased allottee, according to a PTI report.
Figures from UPRERA show 197 new projects registered in 2023, 259 in 2024 and 308 in 2025, and 106 in the first four months of 2026 against 84 a year earlier. Investment recorded through UPRERA was Rs 28,411 crore in 2023, Rs 44,526 crore in 2024 and Rs 68,328 crore in 2025, with Rs 25,156 crore in the first four months of 2026.
