News: Property sector draws record $5.1 billion in January-March, with developers and REITs in front-22-04-2026
Capital inflows into India’s real estate sector rose about 72% year-on-year to $5.1 billion in January-March 2026, from $2.9 billion in Q1 2025, a report said. These were the highest for any quarter and were led by developers, followed closely by REITs. Compared with $3.3 billion in Q4 2025, inflows were up about 53%.
Bengaluru, Mumbai and Delhi-NCR together took around 65% of total investment. Among foreign inflows, Singapore accounted for about 72% and Canada for about 27%. The report also noted new investment and development platforms worth around $234 million set up during the quarter, on top of the $5.1 billion in primary capital.
Built-up office assets and land or development site acquisitions together made up more than 90% of equity investment. Domestic investors, mainly developers, accounted for about 96% of inflows. Over 73% of funds for site acquisitions went to mixed-use and residential projects, with the rest going to office, warehousing and hospitality developments.
Anshuman Magazine, Chairman and CEO for India, South-East Asia, Middle East and Africa at CBRE, said the numbers show strong confidence among domestic and institutional investors. He said the multi-fold rise in REIT activity points to a maturing market moving towards institutionalised, yield-generating assets, and expects foreign capital to return strongly as deployment strategies become clearer.
