News: India Branded Residences Hit Rs 92,000 Cr; Delhi-NCR Leads-07-10-2026

Valued at about Rs 92,000 crore, India’s branded residences market is Asia-Pacific’s largest, says The Landscape of Branded Residences in India, Edition 3, by NOESIS Hotel Advisors. India takes 21% of the region’s $45.3 billion branded value from just 15% of units, ahead of Vietnam at $8.0 billion, while ranking fourth by supply. It was launched at The Branded Residences Summit 2026 (TBRS 2.0), presented by Amavi by Clarks, which opened in Mumbai on Oct 7 with 350 delegates, including 250 developers and 28 brands, international and Indian.

Of 47 tracked projects, 15 are delivered, and the total should reach 85 by 2028. Delhi-NCR leads with 15 projects, Mumbai has six, and tracked cities include Mumbai, Bengaluru, Hyderabad, Chennai, Noida, Gurugram and Bhubaneswar. Growth is heading past the big metros: non-metro projects should rise from 8% to 45% of the total, in Goa, Alibaug, Rishikesh, Bhubaneswar and Mohali. Hyderabad leads the metros with about 1,200 new branded homes across seven projects by 2028.

Branded homes fetch an average 32% premium over comparable catchment projects, close to the 33% global average; Pune tops at 44%, Kolkata has 42% and Hyderabad, lowest, 25%.

The report covers 38 operational or launched projects in 10 markets, 10,452 homes. Supply rose 3.1 times in 2025, from 1,015 to 3,181 units, and 5,156 homes launched since January 2025 double the prior seven years’ total. Annual transaction value grew 49% a year from 2019 to 2025, Rs 47,278 crore has been transacted since 2018, and this year is set to equal 2025’s record.

Globally the segment is led by hotel brands, but in India fashion and design names dominate: those outside hospitality account for 73% of branded units here versus about 20% worldwide. NOESIS expects hotel brands to catch up within 24 months, since most leading hotel groups began evaluating such projects here in the last year.

Demand is widening: India has 19,877 ultra-high-net-worth individuals, up 63% since 2021, and homes over Rs 1 crore were 71% of first-half 2026 sales in the top seven cities, against 62% a year earlier. Buyers have taken 68% of branded supply launched, with sell-through strongest where brand tier, operator and premium suit the site.

Nandivardhan Jain, founder and CEO of NOESIS Hotel Advisors and Curator of TBRS, said buyers have shown they will pay for a brand and buy faster, and the next 24 months will bring branded living to places that never had it. The aim now is lifetime value: "A logo opens the door."
