News: DTCP Extends TOD Benefits to 1.5 km Around 12 RRTS Stations-29-09-2026
Land within 1.5 kilometres of the 12 proposed stations in the Gurugram section of the Namo Bharat Regional Rapid Transit System (RRTS), and of 15 stations on the Delhi to Karnal section, now falls under the Transit Orientated Development (TOD) policy, the Department of Town and Country Planning (DTCP) has decided. Notifications for the Sarai Kale Khan to Bawal and Delhi to Karnal projects came on September 22. The Gurugram stations are Cyber City, Iffco Chowk, Rajiv Chowk, Hero Honda Chowk, Kherki Daula, Manesar, Pachgaon, Bilaspur Chowk, Dharuhera, MBIR station, Rewari and Bawal.
A senior DTCP official, who asked not to be named, said the zone gets additional floor area ratio (FAR), mixed land use and other TOD policy of 2016 benefits, but the split into intense and transition zones is undecided and will be notified later. District town planner Praveen Chauhan said FAR norms for those zones will follow and headquarters is finalising details. The policy covers all new licences, he said; existing ones can opt in if no third-party rights exist, otherwise all stakeholders must consent. Eligible projects are group housing, integrated commercial projects, office spaces, mixed land use, and IT and ITes projects.
The National Capital Region Transport Corporation (NCRTC) is building the Delhi-Bawal corridor linking Delhi, Gurugram and Bawal in south Haryana, estimated at Rs 35,000 crore and awaiting final Union Cabinet approval. The Sarai Kale Khan to Karnal line, along NH-44 through Sonipat and Panipat, is estimated at Rs 33,000 to Rs 34,000 crore in the proposed detailed project report. In February, NCRTC sought four 50-hectare land parcels for the two projects, including parcels at Panchgaon and Dharuhera for commercial development.
