Total sales across the seven cities rose 3% year-on-year to more than 1 lakh units. Sales value increased 2% to Rs 1.55 lakh crore from Rs 1.52 lakh crore a year earlier.
MMR sales were up 11% quarter-on-quarter and 5% YoY. Bengaluru rose 12% YoY. Hyderabad sold approximately 12,970 units, up 15% both QoQ and YoY. Chennai sold approximately 5,395 units, up 5% QoQ but down 10% YoY, and Kolkata around 3,980 units, up 3% QoQ but down 4% YoY.
Anuj Puri, chairman, ANAROCK Group, said Hyderabad posted the highest yearly jump, followed by Bengaluru and MMR, while every other top city saw an annual dip.
Average residential prices rose 7% YoY, led by NCR at 12% and Bengaluru at 8%. Available inventory grew 12% YoY, from approximately 5.62 lakh units at the end of Q3 2025 to 6.31 lakh units.
Approximately 1,14,320 units were launched in Q3 2026, an 18% increase over 96,690 in Q3 2025 and 8% above the approx. 1,05,995 units of Q2 2026. MMR led with approximately 37,500 units, followed by Hyderabad with approximately 18,950. While most cities saw supply fall annually, it rose 120% in Hyderabad, 27% in MMR and 17% in Bengaluru.
Homes priced between Rs 80 lakh and Rs 1.5 crore formed the largest share of new supply at 34%, followed by Rs 1.5 crore to Rs 2.5 crore at 24%, Rs 40-80 lakh at 17% and below Rs 40 lakh at 14%.
Puri expects the festive season to lift demand. Buyers will likely remain selective because of higher prices and affordability concerns, he said, but festive sentiment, stable borrowing costs and a healthy launch pipeline should support sales, with well-priced, well-located projects outperforming.
