News: Home Sales in Top Nine Cities Slip 6% in Q3: PropEquity-26-09-2026
Housing sales in India’s top nine cities fell 6% year-on-year and 4% quarter-on-quarter to 1.03 lakh units in Q3 2026, amid muted demand and lower new supply, according to NSE-listed real estate data analytics firm PropEquity.
Sales stood at 1,03,170 units in July-September against 1,09,420 units a year earlier. New supply was 98,165 units, down from 1,00,330 units. PropEquity tracks primary residential markets in Mumbai, Navi Mumbai, Thane, Delhi-NCR, Bengaluru, Hyderabad, Chennai, Pune and Kolkata.
Pune sales dropped 16% to 17,860 units from 21,190 units, Chennai 17% to 4,680 from 5,640 and Kolkata 17% to 3,860 from 4,640. Delhi-NCR fell 12% to 8,090 units from 9,230, Thane 11% to 16,230 from 18,240 and Mumbai 8% to 9,830 from 10,690.
Navi Mumbai and Hyderabad went the other way. Navi Mumbai rose 12% to 9,810 units from 8,730 and Hyderabad 11% to 15,470 from 13,890. Bengaluru was broadly stable, up 1% at 17,340 units from 17,170.
New launches declined 15% QoQ and 2% YoY. Thane saw the steepest quarterly fall at 28%, followed by Chennai, Delhi-NCR and Pune. Hyderabad’s launches rose 68% YoY, while Navi Mumbai’s fell 25% and Kolkata’s 32%, pointing to developer caution over existing inventory.
Samir Jasuja, founder and CEO, PropEquity, said absorption held up with only a 4% dip despite the sharp fall in supply. Tier 1 cities have hovered around 1 lakh units a quarter for both supply and absorption over the last eight quarters, he said, implying about 4 lakh units a year, or roughly 750 million sq. ft. of annual new supply.
