News: F1 Task Force May Lift Yamuna Expressway Real Estate-17-09-2026
A government task force studying the revival of Formula 1 and motorsports in India could give a fresh push to real estate around the Buddh International Circuit (BIC) and the Yamuna Expressway corridor in Uttar Pradesh, real estate experts say.
Recurring F1 events could lift demand for hotels, serviced apartments, short-term accommodation, retail and F&B. They could also support offices, event spaces and facilities for automotive, motorsport and allied businesses.
According to media reports, the government has set up the task force under NITI Aayog to assess the feasibility of hosting a Formula One Grand Prix and prepare a roadmap for the motorsports ecosystem. It will look at the sector’s challenges, including taxation, evaluate the economic, tourism and investment benefits, identify infrastructure and operational needs, examine the need for a policy framework and recommend public-private partnership (PPP) models.
The Indian Grand Prix was held at the BIC from 2011 to 2013, and Red Bull Racing’s Sebastian Vettel won all three editions. The first race was on October 30, 2011. F1 has not returned since 2013. A MotoGP round was held at the circuit in September 2023 and has not returned either.
The first race had a visible effect on the market. Prices stood at Rs 3,132 per sq ft in July-August 2011, against Rs 2,077 per sq ft in the first quarter of that year, as developers capitalised on the event. The promise of a three-hour drive to the Taj Mahal also drew buyers to a region then affected by farmers’ protests and court cases. Jaypee Golf Spa and Resort, which hosted F1 drivers and VIPs in 2011, typically charged around Rs 11,000 per person per day. During the F1 season the tariff reportedly rose to Rs 37,000.
By 2026 the corridor has changed considerably, helped by the Noida International Airport, upcoming metro and rail links, better roads across NCR and investments in electronics manufacturing, data centres, logistics, media and entertainment.
Supriya Chatterjee, Managing Director, North, Cushman & Wakefield, said F1’s return could strengthen the region’s positioning and complement the drivers already at work. The bigger opportunity, she said, lies in making the circuit a year-round destination for motorsport activities, automotive and EV testing, brand experiences and MICE events, which would sustain demand for commercial and event-led real estate. Long-term property values will still depend on infrastructure delivery, economic activity and quality development, with Formula 1 serving as "a catalyst".
Manoj Gaur, CMD, Gaurs Group, told Hindustan Times Real Estate that the task force is a positive development for the Yamuna region. He said Formula 1 is a global platform only a handful of countries host, and its revival would create opportunities across business, tourism, hospitality and recreation. For the Yamuna Expressway and the wider Noida-Greater Noida region, he said, it could strengthen the investment case and support demand in real estate, retail, leisure and allied sectors, giving a fillip to an already buoyant market.
