A long-term lease by Genpact for nearly 4 lakh sq ft at ASF Insignia in Gurugram was announced by landlord ASF Group on September 16. Sources told Hindustan Times Real Estate the deal is worth around Rs 420 crore to Rs 450 crore. Genpact could not be reached for a comment.
The IT major gets an exclusive tower in Kings Canyon, among the campus’s marquee buildings. ASF Group said possession and operations are expected in Q2 2027, with room for approximately 5,000-8,000 employees or seats and round-the-clock, 24×7 operations. The developer called it one of the NCR’s largest office leasing deals by scale and lease commitment, strengthening the region’s appeal for big enterprises and global capability-driven operations.
Aanchal Saraf Aggarwal, director, ASF Group, said large enterprises increasingly want Grade A, scalable and integrated offices that pair workplace quality with operational efficiency, and that the campus’s infrastructure, scale, location and employee-focused amenities suit organisations operating at significant scale.
The campus covers approximately 50 acres and offers around 4.5 million sq. ft. in Kings Canyon, Grand Canyon and the upcoming Black Canyon, built as a walk-to-work ecosystem. Bonded SEZ, de-bonded SEZ and commercial IT park space sit in one development, and tenants include technology firms, global capability centres and large enterprises. ASF Group, based in Delhi, builds to suit for IT infrastructure and commercial buildings and has delivered more than 5 million sq. ft. across Northern India. Smartworks previously took approximately 450,000 sq ft in ASF Campus.
On the wider market, a Knight Frank India report put Delhi NCR gross office leasing in H1 2026 at 7.2 million sq ft, equalling H1 2025’s record and the highest for any half-year. Gurugram still led with 45% of volume, though down from 65% a year earlier as demand spread out. Noida rose to 39% from 24%, and SBD Delhi to 15% from 8%, remaining third. The report expects growth to continue, helped by multinationals, domestic enterprises, Global Capability Centres (GCCs) and flexible workspace operators.
