News: Dwarka Expressway Prices Up 135% in 5 Years: Anarock-09-09-2026
Residential prices along the Dwarka Expressway have climbed 135% in five years, a report released on Monday says, making it a luxury address in Gurugram. Anarock’s data put the average at Rs 14,180 per sq ft in H1 2026, versus Rs 6,032 in 2021, and Rs 13,350 for Gurugram overall.
Experts say a corridor once seen as an emerging market banking on future infrastructure now draws premium buyers and bigger, pricier projects, competing increasingly with Golf Course Road and Golf Course Extension Road, though the report gave no comparable price, sales or inventory data for them. Origen Realty chairman Deepak Sangwan said established addresses still earn a premium for mature infrastructure, but newer projects with larger homes and integrated lifestyle amenities are narrowing the gap.
Of 38,680 units launched between 2021 and H1 2026, 3-BHK homes were 39%, 4-BHK and larger 28%, 2-BHK 27% and 1-BHK 6%. ANAROCK flagged homes above Rs 2.5 crore as a prominent budget segment, though no separate luxury share of total sales is given. The 10,770 available units would take about 18 months to sell at current pace, which it called healthy demand and a relatively balanced market.
ANAROCK credits infrastructure: the working expressway eases access to Delhi and IGI Airport, and nearness to Cyber City, Udyog Vihar, Manesar and upcoming Global City Gurugram attracts senior professionals and affluent end-users. Over Rs 2.20 lakh crore of infrastructure capital has been deployed around the corridor and wider NCR. ANAROCK Group vice chairman Santhosh Kumar called the once most-delayed project an "unmatched change agent" that cut congestion and airport travel time and linked disconnected parts of Delhi and Gurugram. Better roads could bring schools, hospitals, retail and rental demand, and planned metro links, tunnels and townships could add more.
Developers describe changed buyers. Whiteland Corporation’s Sudeep Bhatt said luxury buyers now want spacious homes, wellness amenities and sustainability beyond location. County Group’s Amit Modi said the completed expressway has boosted confidence as buyers judge existing neighbourhoods rather than future plans. Hero Realty CEO Rohit Kishore cited its Delhi-Gurugram position, IGI Airport, Aerocity and upcoming institutions. Roots Developers’ Jitender Yadav said rising household incomes could support end-user demand, and Experion Developers’ B.K. Malagi said Dwarka Expressway and SPR stand out as newer projects build identities.
The test, experts say, is whether demand keeps up with rising ticket sizes and premium supply. Sangwan said Global City, Vision City, Rewari Pataudi Highway and Upper Dwarka Expressway add to its appeal.
