News: Bengaluru Rental Agreement Terms Spark Reddit Debate-31-08-2026
A tenant who recently moved to Bengaluru has set off a discussion on Reddit after sharing surprise at the conditions in a rental agreement provided by the landlord.
According to the post, the agreement says the security deposit will be returned 30 days after the flat is vacated and that painting charges equal to 30 days of rent will be levied. It requires two months’ notice before moving out. It also reportedly asks the tenant to vacate within two days in case of an alleged breach, and allows the landlord to charge twice the monthly rent, calculated per day, if the tenant stays beyond the agreed date. The tenant asked whether such terms were normal in the city.
A security deposit is refundable and remains the tenant’s money until the lease ends. A landlord may deduct legitimate dues such as unpaid rent, utility bills or the cost of damage beyond normal wear and tear. Legal experts say deductions should be reasonable and clearly explained.
Most responses were critical, with several users calling the clauses unusually tenant-unfriendly. One commenter said Bengaluru landlords often load agreements with conditions and doubted tenants get most of their deposits back. Others advised negotiating a refund at key handover, capping painting and cleaning deductions at one month’s rent and cutting the notice period to one month. Some said painting charges are not common in Delhi-NCR unless there is damage beyond normal wear and tear. One landlord said tenants were allowed to arrange painting and cleaning themselves, with deductions only for actual damage.
Experts generally advise tenants to clarify terms on deposits, deductions, notice periods, maintenance and penalties before signing.
