News: Hotel-Branded Homes Gain Ground in Delhi-NCR-24-08-2026
Developers in Delhi-NCR are increasingly partnering with global hospitality brands to sell luxury homes that come with hotel-style services, and affluent buyers appear willing to pay a premium for them.
The latest example is an agreement between ELAN Group and Marriott International to bring a JW Marriott Hotel Gurugram and JW Marriott Residences Gurugram to Sector 106 along the Dwarka Expressway, within ELAN’s approximately 50-acre integrated township. The developer will build both. Sales and marketing of the residences, comprising 3, 4 and 5 BHK homes, will begin after the requisite RERA registrations. On completion, Marriott Hotels India Private Limited will manage the hotel and the residences, the company said.
What they are
Branded residences are luxury homes developed with a globally recognised brand, which lends its name, reputation and service standards. Hospitality companies typically manage or oversee residential services for a fee. Automobile and design names such as Porsche Design and Aston Martin, and fashion houses including Armani and Missoni, have also entered the segment.
The idea is old. One of the earliest examples dates to the 1920s, when New York’s Sherry-Netherland hotel opened apartments overlooking Central Park. In Asia, Amanpuri in Phuket, Thailand, dating to 1988, is widely seen as an early case.
What buyers get
Hospitality experts say the offer combines a premium home with services that, depending on the project, may include concierge, housekeeping, business-centre facilities, common-area maintenance, 24-hour security, landscaping, spa and wellness facilities, fitness centres and sports amenities. These are not necessarily included in the purchase price. Residents generally pay an annual or recurring fee for services and maintenance.
Other projects
Last year, Whiteland Corporation partnered with Marriott International to launch The Westin Residences, Gurugram, on 7.78 hectares in Sector 103 along the Dwarka Expressway. The planned investment is Rs 5,600 crore and the projected topline Rs 15,000 crore. Sudeep Bhatt, Director Strategy, Whiteland Corporation, told Hindustan Times Real Estate that delivery is scheduled around 2030, with units of approximately 2700 to 4400 sqft starting at approximately Rs 7 crore.
M3M India has partnered with Roseate Hotels & Resorts for M3M Jacob & Co. Residences and M3M Trump Towers in Delhi-NCR, and with Oravel Stays, the parent of OYO, to introduce SUNDAY Hotels at M3M SkyLoft in Gurugram. It has also tied up with ONE Atmosphere for 256 fully serviced luxury suites in Gurugram.
Why hotel brands have an edge
Experts say fashion, automobile and luxury labels add design value, but hospitality companies know how to run a service-led property. They already have the infrastructure, trained manpower and systems for concierge, housekeeping, security, food and beverage, maintenance and guest management.
Manav Thadani, founder chairman, Hotelivate Savills, said buying a branded residence is perhaps more about "a return on ego" than a return on investment. Hospitality brands may have an edge over others, he said, though much depends on which developer they partner with. Since they are best equipped to deliver high-end services, they may increasingly insist on having a hotel next to a branded residences project to make operations easier. For developers, he said, such tie-ups are a strong differentiator and help justify premium pricing.
Who buys, and what to check
According to JLL’s A Guide to Branded Residences for Developers and Investors, the segment is concentrated in luxury and ultra-luxury housing, with high-net-worth individuals as the core audience. In dense urban markets these homes tend to be primary residences, while in resort destinations they are usually second homes.
Experts advise buyers to look beyond the tag and assess whether a project truly offers differentiated service, design, status or living experience. They should ask whether real estate is part of the brand’s core business, whether it has a real estate team in other countries, whether it has executed projects elsewhere and what tangible value it brings. The association continues for the life of the project, which keeps the development aligned with the brand’s standards, they said.
Sunil Tyagi, Managing Partner, ZEUS Law, said branded residences are marketed as offering superior amenities, hotel-style management and better long-term upkeep, which in theory protect value and rental appeal. The branded tag alone does not guarantee a risk-free purchase, he cautioned, and careful due diligence is needed.
