News: Listed Developers’ Pre-Sales Drop 21% to Rs 39,964 Crore-23-08-2026
Combined sales bookings of 28 major listed real estate companies fell 21 per cent to Rs 39,964 crore in the first quarter of 2026-27, from Rs 50,900 crore a year earlier, according to data compiled from investor presentations. Volumes were lower as some large developers held back housing launches amid global economic uncertainties. Housing accounted for the bulk of the bookings.
Godrej Properties was the largest by sales bookings, selling properties worth Rs 8,651 crore against Rs 7,082 crore a year ago. Prestige Estates Projects Ltd of Bengaluru came second with Rs 6,579.3 crore, down from Rs 12,126.4 crore. Lodha Developers Ltd’s pre-sales rose to Rs 4,630 crore from Rs 4,450 crore, and Sobha Ltd’s jumped to Rs 3,656 crore from Rs 2,079 crore. DLF Ltd, the country’s largest realty firm by market capitalisation, saw bookings plunge to Rs 657 crore from Rs 11,425 crore. It launched no project in the quarter.
Of the 28 companies, 19 reported growth: Godrej Properties, Lodha, Sobha, Max Estates, Puravankara, Kalpataru, Embassy Developments, Mahindra Lifespace, Raymond Realty, Sunteck Realty, Kolte-Patil, Shriram Properties, Ajmera Realty, Arvind SmartSpaces, TARC, Sri Lotus Developers, Arihant Superstructures, Arkade and Suraj Estate. Eldeco Housing & Industries Ltd of Lucknow fell to Rs 105.7 crore from Rs 221.1 crore.
Real estate consultants attributed the collective fall to the absence of fresh launches by key companies, a high base and cautious buyer sentiment linked to the West Asia conflict. They hoped sales would revive from the second quarter.
Many listed players do not report sales bookings, and unlisted developers generally do not disclose them. Revenue from these bookings is recognised on project completion.
