News: Home Sales in Eight Cities Fall 6.1% in April-June-23-08-2026
Housing sales in India’s top eight cities fell 6.1% year-on-year to 91,729 units in the April-June quarter, from 97,674 units a year earlier, according to PropTiger’s latest Real Insight Residential report. It linked the trend to seasonal moderation before the monsoon and buyer caution amid the US-Iran war. New launches rose 6% to 89,161 units.
The report said technology-led markets, including Bengaluru, Pune and Hyderabad, faced greater pressure as AI-led workforce restructuring and tech-sector layoffs weighed on demand, particularly for homes below Rs 1 crore.
Pune saw the steepest annual decline, with sales down 20.8% to 12,642 units from 15,962. Ahmedabad fell 20.2% to 7,541 units from 9,451. Bengaluru declined 9.2% to 14,186 units from 15,628. MMR and Delhi-NCR each fell 7%, to 24,112 units from 25,939 and to 9,352 units from 10,051 respectively.
Chennai and Hyderabad went against the trend. Chennai’s sales rose 36% to 7,183 units from 5,283, and Hyderabad’s rose 15% to 13,196 units from 11,513.
Prices continued to climb. The sales-weighted average across the eight cities rose 1% sequentially to Rs 10,153 per sq ft, staying above Rs 10,000 for the second straight quarter. Bengaluru recorded the strongest annual appreciation, with prices up 26% to Rs 9,931 per sq ft. MMR remained the largest market by volume and value, at an average of Rs 15,422 per sq ft, up 20.4%.
Other reports have shown modest growth for the first half. Knight Frank India said on July 9 that the eight major markets recorded sales of 171,471 units in H1 2026, up 1% from 170,201 units, with properties priced at Rs 1 crore accounting for 54% of sales. Mumbai remained the largest market with 47,355 units, a 1% increase. Bengaluru was the fastest-growing at 5%, while NCR was the only major market with a sharp decline, down 7% to 24,862 units.
A JLL report showed 3 per cent year-on-year growth in H1 2026, with 1.38 lakh units sold. The first three months saw 70,631 units sold, and the report as cited says "H2" recorded 67,751. Bengaluru’s sales rose 16 per cent, Chennai recorded the strongest growth at 27 per cent, and Delhi’s market grew 7 per cent. Bengaluru, Mumbai, Pune and Delhi-NCR together made up around 76 per cent of sales.
JLL added that 1.68 lakh new units were made available in H1 2026. Bengaluru led with a 41 per cent annual increase in launches, and only Delhi-NCR and Mumbai otherwise recorded an increase.
