News: Record Office Leasing and GCC Growth Boost India’s REITs-21-08-2026
Offices make up the core of India’s listed REITs, so the health of the office market matters for investors in 2026. CBRE India’s India Office Figures Q2 2026 shows gross leasing set an all-time quarterly high of 24.6 million sq. ft. in April-June, lifting first-half absorption to a record 45.5 million sq. ft. Global Capability Centres (GCCs) drove 43% of it, and CBRE estimates GCC leasing at 19.6 million sq. ft. in H1 2026, up 17% year on year.
GCCs, once seen mainly as back-office units, are becoming hubs for research, engineering, analytics, product development and global decision-making. A strong tenant base can make REIT rental cash flows more predictable, supporting unitholder distributions.
Bagmane Prime Office REIT’s 2026 arrival makes six listed REITs. The Indian REITs Association says they cover about 214 million sq. ft. across major commercial and retail markets, with gross assets under management above Rs 3.15 trillion. CBRE’s 2026 outlook expects office stock to cross one billion sq. ft., with demand shaped by GCCs, technology, artificial intelligence, semiconductors, robotics and other high-value businesses. Premium offices with strong digital infrastructure, security and flexible layouts matter more as occupiers turn selective.
CBRE puts listed REIT market capitalisation at Rs 1.726 trillion in the first nine months of FY26, against Rs 27,100 crore in FY20, a more than six-fold rise. It adds that SEBI’s reclassification of REITs as equity-related instruments from January 2026 could draw more mutual funds and institutions, and a proposed framework for commercial banks to lend directly to REITs could improve capital access and borrowing flexibility.
REITs carry risk: investors must track occupancy, lease expiries, tenant concentration, debt and interest costs, and unit prices can move with equity-market sentiment.
