News: Chennai Apartment Sales Up 27% to 8,587 Units in H1: JLL-18-08-2026
Apartment sales in Chennai rose 27% year-on-year to 8,587 units in January-June 2026, according to JLL, which described this as the second-highest sales growth among India’s seven major residential markets. The report also said the city recorded the highest H1 2026 sales growth among the major markets. Average housing prices rose 13%, supported by infrastructure development, regulatory stability and sustained buyer confidence.
Bengaluru’s sales grew 16% to 35,017 units and Delhi-NCR’s rose 7%. JLL said Bengaluru led with its 16% increase, followed by Chennai’s 27% growth. Bengaluru, Mumbai, Pune and Delhi-NCR together made up around 76% of H1 2026 sales. The seven markets covered are Mumbai, Delhi-NCR, Bengaluru, Chennai, Pune, Hyderabad and Kolkata.
In Chennai, homes priced between Rs 1 crore and Rs 1.5 crore remained the largest contributor to sales. The Rs 1.5 crore-Rs 2 crore segment increased its share by 28%, and homes of Rs 2 crore to Rs 5 crore accounted for 18% of transactions, which JLL linked to a preference for larger homes. A typical 2BHK in the city measures around 900-1,000 sq ft and a 3BHK 1,300-1,500 sq ft.
Vijay Murugan, Senior Director, Leasing, India, JLL, said the market is benefiting from better connectivity. The Outer Ring Road and Peripheral Ring Road have opened up new land parcels, projects under construction are being handed over and new launches are increasing.
Across the seven cities, sales rose 3% year-on-year to 1,38,382 units in H1 2026, JLL said. Fresh supply increased 41% to 48,748 units. Sales in Q2 2026 were 4% lower than in Q1, reflecting seasonal factors, price recalibration and more considered buying.
