News: Indian REITs Distribute Rs 3,136 Crore in Q1 FY27-17-08-2026
Data shared by the Indian REITs Association shows India’s six listed REITs paid out Rs 3,136 crore in total to almost Rs 5 lakh unitholders in Q1 FY27. They are Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, Knowledge Realty Trust and Bagmane Prime Office.
The sector’s gross Assets Under Management (AUM) exceeded Rs 3.17 lakh crore as of Q1 FY27, and its market capitalisation was over Rs 2.17 lakh crore on August 11, 2026. Between them the six manage over 214 million square feet of Grade A office and retail space nationwide and have distributed more than Rs 34,800 crore since inception, underlining the growing role of REITs in capital markets.
Shirish Godbole, Chief Executive Officer of Knowledge Realty Trust and Chairperson of the Indian REITs Association, said the quarter’s payout despite continued global uncertainties is a positive start to the year, reflecting resilience and stable cash flows backed by healthy rental collections, improving occupancy, asset quality and disciplined capital management. He added that with market maturity, rising investor participation and policy reforms, REITs could play a bigger role.
Founded in 2023 under the guidance of SEBI and the Ministry of Finance, the Indian REITs Association (IRA) is a non-profit body promoting awareness, education, growth and development of the sector. Its members are the same six trusts.
