News: Manav Sardana Pays Rs 271 Crore for DLF Dahlias Penthouse-10-08-2026

Manav Sardana, an entrepreneur earlier tied to Imperial Auto before global private equity firm Warburg Pincus took it over, has bought a penthouse at DLF’s The Dahlias in Gurugram for Rs 271 crore, sources said. Two people aware of the deal said no single residential unit in the country has sold for more, and it ranks among India’s most expensive such deals, putting Gurugram’s luxury market on par with Mumbai’s. Sardana confirmed it by email to Hindustan Times Real Estate; DLF has been emailed and the story will be updated on a reply.

The unit has 17,200 sq ft super area and 10,500 sq ft carpet area, about Rs 1.58 lakh per sq ft on super area and nearly Rs 2.6 lakh on carpet area.

Earlier Dahlias deals, per CRE Matrix-seen documents: in April 2026 investor Madhusudan Murlidhar Kela paid over Rs 120.71 crore (over Rs 1.93 lakh per square foot) for a higher-floor Tower 1 apartment in DLF City Phase 5, Sector 54, Village Wazirabad, with about 6,233.39 sq ft carpet area and five car parking spaces. In February 2025, former India opener Shikhar Dhawan paid almost Rs 69 crore, the flat costing Rs 65.61 crore and Rs 68.89 crore with stamp duty. In October 2025, brokers told Hindustan Times Real Estate that a Delhi-NCR industrialist bought four apartments of nearly 35,000 sq ft on Golf Course Road for about Rs 380 crore, to be merged into one residence in adjoining under-construction towers.

DLF says The Dahlias spans around 7.5 million square feet with 420 residences on 29 levels in 8 towers, including 15 exclusive duplex penthouses of about 350,000 square feet. FY26 sales bookings slipped 5% to Rs 20,143 crore from a record Rs 21,223 crore, yet The Dahlias contributed Rs 4,828 crore, and 32 apartments sold in the March quarter on strong demand and price appreciation.

At the Hindustan Times Real Estate Summit in June 2026, Aakash Ohri, Managing Director of DLF Home Developers Ltd, said India’s ultra-luxury market and Rs 100-crore Gurugram apartments reflect an ecosystem built over years, and that DLF set out to create "the Beverley Hills of India", citing Camellias. On the Q1 FY26-27 investors call he said prices start near Rs 100 crores on lower floors and reach about Rs 160 to Rs 170-odd crores. Most mid and low North floors and some high floors are sold, about three years remain for Dahlias, and he expects another spurt after the Experience Center. Over 25% to 30% of business now comes from the rest of India and abroad, including NRIs.
