News: DLF Plans Follow-Up Mumbai Launch This Fiscal: MD-09-08-2026
DLF expects to launch the next phase of its Mumbai project "definitely within this fiscal year", and possibly within the calendar year, Ashok Tyagi, MD, DLF Limited, said at the company’s recent investors’ call.
Tyagi said the first Mumbai project was meant as a "dipping toes into water" exercise, and the company now feels more confident about working in the city. He said the development has the potential to exceed 5 million square feet over the next few years, which would make it sizable in itself.
On other opportunities, he said DLF has looked at some and is exploring others, and will report anything interesting that comes up. Mumbai remains part of its medium and long-term strategy, but the company will be very selective and take up only projects where it believes it can truly add value.
Aakash Ohri, MD of DLF Homes Developers, had said at the Hindustan Times Real Estate Summit that DLF is exploring luxury and ultra-luxury residential projects as well as land options in Mumbai. He called the financial capital "serious business" for the company and said more announcements would follow as plans take shape.
DLF announced its re-entry into Mumbai in July 2023. Its first project there, The Westpark in Andheri West, is being developed with the Trident Group under the Slum Rehabilitation Authority (SRA) scheme. Phase 1, comprising four towers of around 9 lakh sq ft, was launched on July 17, 2025, and the entire inventory sold within days for bookings worth Rs 2,300 crore. According to the company, The Westpark is spread across 10 acres and will offer 3 BHK and larger apartments of 1,125 sq ft to 2,500 sq ft.
The developer first entered Mumbai in 2005, when it bought 17 acres of mill land in Lower Parel at a National Textile Corporation auction for Rs 704 crore, then the highest bid. After the 2008 global financial crisis it revised its strategy and sold the land to Lodha Developers for Rs 2,700 crore in 2012.
