News: Ritesh Malik Buys Golf Links Bungalow for Rs 85 Crore-30-07-2026
Ritesh Malik, founder of Innov8, has bought a 575 sq yd freehold bungalow in Delhi’s Golf Links for Rs 85 crore. India Sotheby’s International Realty, which confirmed it held the exclusive mandate for the property, facilitated the transaction. The buyer and the seller could not be reached for comment.
Sources said the new owner intends to pull down the existing structure, which is dilapidated, and build a 6,000-7,000 sq ft residence with a ground floor, first floor and barsati, subject to applicable regulations.
Market experts say demand for bungalows in Lutyens’ Delhi still exceeds supply. Many long-time owners are monetising their properties in their lifetime, while entrepreneurs, industrialists and professionals compete for limited stock.
Rohit Chopra of Southdelhiprime.com said the rarest asset in Golf Links and the Lutyens’ zone is a freehold title. With only around 212 properties in Golf Links and one or two usually on sale at any time, prices are set by competition among buyers, he said.
