News: DLF Readies Debut Senior Living Project in Gurugram-10-07-2026
Aakash Ohri, Managing Director of DLF Home Developers, told Hindustan Times Real Estate that DLF will shortly step into senior living, with a Gurugram project whose surrounding infrastructure is meant to be "meaningful for seniors". Speaking at the sidelines of the recently concluded HT Real Estate Summit in Delhi, he said, "Senior living is slated for quarter two", a timeline already disclosed in the company’s guidance. He cited compliance norms in declining to give pricing, but said interest in the product is high and the project is the first of its kind in DLF’s stable.
DLF Ltd had indicated earlier in the year that a Gurugram project with estimated revenue potential of around Rs 2,000 crore is planned. Hindustan Times Real Estate first reported the entry into this segment. The developer holds 280 million square feet of development potential across residential and commercial segments, plus an annuity portfolio above 49 million sq ft.
Haryana framed its retirement housing policy in 2021 under the Haryana Development and Regulation of Urban Areas Act, 1975, responding to an ageing population and the spread of smaller, nuclear families. It targets the housing, healthcare and lifestyle needs of seniors, especially those living alone. An "eligible resident" is a senior citizen of 55 or older who is an allottee or resident of such a project; relatives may stay temporarily on terms set by the service provider. Apartments may be sold only once the project is registered with RERA, and the Real Estate (Regulation and Development) Act and rules apply fully.
Units need at least 30 sq metres of carpet area and wheelchair-friendly design: doorways of 900 mm minimum, sliding windows, easy-grip handles, light ergonomic furniture and barrier-free access. Lifts must take wheelchairs and stretchers and have audio-visual signage; ramps are compulsory. On health, projects must offer an on-site ambulance with oxygen support around the clock, hospital tie-ups, first-aid facilities and other essential medical services.
