News: Crises Create a ’Spring Effect’ for the Bold: Vikas Oberoi-09-07-2026
Periods of global disruption tend to produce a "spring effect" that opens new opportunities instead of derailing long-term growth, according to Vikas Oberoi, chairman and managing director of Mumbai-based listed developer Oberoi Realty. He compared the present geopolitical uncertainty with the recovery after COVID-19.
Explaining why the company launched its Gurugram project amid volatility, Oberoi said that if he did not seize this opportunity he might never get another. He believes in being brave when others are scared and scared when others are brave, and feels the company is being bold at the right time.
History shows that economies recover, he told Hindustan Times Real Estate. Going back to the Great Depression, he said many calamities have occurred in the 100 years from 1920 to 2026, yet things have ultimately bounced back. Everyone thought the world had ended with COVID-19, he said, but whatever it held back acted like a spring. The war and the geopolitical situation are similar system stresses that build opportunity.
Oberoi Realty launched Three Sixty North, its first Delhi-NCR project, in Gurugram on June 29. It plans seven towers there with a total investment of around Rs 6,000 crore. The project covers 14.8 acres on Golf Course Extension Road in Sector 58 and is inspired by the company’s flagship Three Sixty West in Mumbai.
The company has reported gross bookings of approximately Rs 8,109 crore for the project, according to a statement.
The first phase has over 800 residences in six towers. Homes start at Rs 18 crore, excluding taxes, in 3 BHK + Studio, 4 BHK + Studio, duplex and penthouse configurations, the company had said. The full project will also have a club and around 2 lakh sq ft of retail space, including cafes and food chains.
