News: Godrej Properties Bids Rs 332 Crore for Noida Sector 151 Plot-08-07-2026

Godrej Properties has emerged as one of the highest bidders for a 4.95-acre plot in Noida’s Sector 151 at almost Rs 332 crore, a deal that points to Delhi-NCR’s, and especially Noida’s, rising appeal for large listed developers. Connectivity through the Jewar International Airport, along with growth in IT and Global Capability Centres (GCCs), manufacturing and airport-led development, is sustaining investment in the city.

The transaction shows how scarce prime land in Noida has become. Developers are bidding aggressively for well-located sites they expect to command a premium, and a strong bid from a leading name is likely to prompt other national players to evaluate the city. Experts believe the purchase could speed up premium, luxury and ultra-luxury launches, support further appreciation in land and housing prices, and draw a more affluent buyer base.

Sector 151 is already favoured by leading developers. County Group earlier bought a 5-acre parcel there for Rs 473 crore, and Singapore-backed Experion Developers has also acquired land and plans to invest over Rs 1,000 crore in a premium residential project.

Santhosh Kumar, vice chairman, ANAROCK Group, said Sector 150 already has a premium image with relatively low-density development, large green spaces and premium gated communities, and Sector 151 is its natural extension. Many large listed developers are entering Delhi-NCR as part of their next growth strategy and prefer Noida for its infrastructure and connectivity, expecting sustained demand, infrastructure-led appreciation and premium pricing over the next decade.

According to ANAROCK Research, national developers’ share of new NCR residential supply has quadrupled in four years, from 3% in 2022 to over 13% by 2025-end. Regional players still dominate, but the trend reflects the market’s institutionalisation and buyers’ preference for trusted brands with strong execution.

Kumar attributed rising land values to limited premium land, infrastructure-led value creation, growing demand for luxury housing, competition from national developers and stronger fundamentals.

Policy has played a part. In 2022, the Noida Authority overhauled land allotment, requiring the full land cost within 90 days of allotment in place of a 10% initial payment with the balance over 5 to 7 years. This has effectively restricted participation to financially strong developers. Industry experts say the higher upfront cost has also made premium and large-format housing more viable, as developers recover land cost through higher-value homes.

With land costs much higher, developers will concentrate on luxury and ultra-luxury projects, and buyer demand for such homes has grown significantly, so supply is following demand. Kumar expects more launches in the area with a mix of premium, luxury and ultra-luxury projects.

Noida’s main buyers include HNIs, affluent end-users, NRIs and long-term investors seeking larger homes and lifestyle communities. Unlike Gurugram, where corporate executives, entrepreneurs and global professionals drive demand, Noida’s luxury market has a relatively higher share of end users and value-conscious buyers.

Kumar said the Noida International Airport is an important driver but not the primary catalyst. It has strengthened long-term confidence, but demand is equally driven by metro extensions, the Noida Expressway, premium positioning, limited premium land and strong end-user demand. The airport’s effect on premium housing will be gradual, with the most significant benefits over the next 5–10 years, as supporting infrastructure, employment hubs and commercial activity take time to develop. Other influences include the Delhi–Meerut RRTS, the Yamuna Expressway and the growth of IT parks, data centres, industrial hubs and commercial developments.

Ritesh Mehta, Senior Director and Head - West & North, Residential Services & Developer Initiatives at JLL, said Noida is emerging as the next major growth market for premium housing. It has access to three airports: Indira Gandhi International Airport in Delhi, Noida International Airport at Jewar and Hindon Airport in Ghaziabad.

ANAROCK Research expects prices in the corridor to rise 30-50% over the next 3-5 years, helped by proximity to the Noida Expressway, the region’s IT belt.

The rise of national developers does not necessarily mean decline for regional ones, who retain deep market understanding, landowner relationships and customer networks. Experts said branded developers have raised product quality, transparency and customer confidence through better design, larger amenity packages, sustainable construction and stronger governance, pushing local firms to improve execution and delivery.

Kumar said strong bidding could encourage other national players to seek premium Noida land, though future acquisitions will depend on suitable parcels, project viability and sustained demand. On oversupply, he said demand may hold if homes are launched in phases and each project is differentiated, noting that Noida is more end-user-driven than Gurugram. The risk cannot be ruled out if several developers launch at once.

Mehta said homes priced between Rs 3 crore and Rs 7 crore are Noida’s fastest-selling category despite limited supply. As Gurugram shifts from luxury to ultra-luxury, with new 3BHK launches commanding upwards of Rs 6 crore, some end-use buyers are considering Noida. For large listed developers, Noida offers scale that Gurugram, with few large parcels left, no longer can. "Noida is the future growth story, while Gurugram is the current story," he said, adding that Noida is mid-cycle with more room for appreciation while Gurugram is more mature.

He expects Noida to keep attracting end-users and investors seeking long-term appreciation, while Gurugram remains the choice of affluent end-users and high-net-worth investors parking significant capital with reputed developers.
