News: Lodha Developers Targets First Gurugram Launch-03-07-2026
Lodha Developers, another Mumbai-based builder, is preparing to enter Gurugram’s housing market, with its first project likely to be launched in the fourth quarter of the current financial year or early in fiscal 2028, CEO and MD Abhishek Lodha has said.
Speaking on the company’s Q4FY26 earnings call in April 2026, Lodha said construction is expected to start next quarter. Two potential NCR launches were left out of the company’s launch guidance as a conservative measure, he said. The team for Delhi-NCR is being built gradually and operations are expected to begin in fiscal 27.
He said the company is following the same pilot-and-scale model it used in Bengaluru and Pune. It entered Bengaluru on a pilot basis in FY 23, and in FY 26 the city contributed about Rs 24 billion in presales, over 12% of the total. He expressed confidence that NCR would follow a similar trajectory.
Lodha described NCR as India’s second-largest housing market, one that has historically lacked large trusted developers able to set benchmarks for quality and customer experience, "excluding, of course, DLF". He sees a large opportunity if the company can bring its operational and brand capabilities to bear as it has elsewhere.
In December 2025, Lodha Developers tied up with Gurugram-based MRG Group for its Delhi-NCR debut. The partnership covers two projects in prime Gurugram corridors with combined revenue potential exceeding Rs 3,600 crore. In October 2025, Lodha had said the NCR strategy covers Gurugram and Noida, or both, with the initial focus most likely on the Gurugram side, without ruling out other parts of the region.
The move follows Oberoi Realty’s entry into Delhi-NCR on June 29 with Three Sixty North, an ultra-luxury project on 14.8 acres on Golf Course Extension Road in Sector 58, Gurugram, modelled on its Three Sixty West in Mumbai. Chairman and managing director Vikas Oberoi told reporters that the cost for both phases would be around Rs 6,000 crore and the total revenue potential Rs 16,000 crore. Saleable area is nearly 4.5 million sq ft, and the first phase was launched at a basic selling price of Rs 35,000 per sq ft.
