News: DLF’s Aakash Ohri on Gurugram’s Rs 100-Crore Homes-27-06-2026
Gurugram’s Rs 100-crore apartments are the outcome of an ecosystem developed over years and are not merely expensive in themselves, Aakash Ohri, Managing Director of DLF Home Developers, said on Saturday at a panel discussion during the Hindustan Times’ India Next Real Estate Summit 2026.
Ohri said DLF had worked hard to create what could be called the "Beverley Hills of India", entirely made in India, and that Camellias defines it. DLF Camellias, in Sector 42, Gurugram, is among the country’s most exclusive residential complexes and is known for housing top business leaders and ultra-high-net-worth families. Every country has one or two projects it is proud of, he said, pointing to Dubai and London, and Camellias has become that for India.
No developer can simply decide to build and sell a Rs 100-crore home, he stressed. Buyers at this level are discerning and expect global standards. Concierge services, clubhouse amenities, environmental sustainability and seamless maintenance must all come together to justify such valuations, and luxury today is about convenience, privacy, wellness and community more than location or size. At such a project, he said, the person on the next treadmill could be a startup founder with a valuation in millions.
Asked whether Delhi-NCR’s luxury pricing compares with Dubai or London, Ohri called that a very tall statement given the infrastructure supporting cities such as Singapore and Dubai, and said the question should be parked for another time. He added, however, that India has reached a certain benchmark to compare itself among the world’s most expensive projects.
Chetan Chichra, Partner, Grant Thornton Bharat, said ultra luxury is defined by what buyers get, including sustainable, well-maintained facilities and networking opportunities, which a standalone project cannot offer. Skyscraper values may still be higher in Mumbai, he said, but aspirational value in the NCR is very different.
Ankur Jalan, CEO, Golden Growth Fund, said prices have risen in all markets but the gap between levels of luxury and affordability persists and will continue.
Vandana Ramnani, Editor, Real Estate, HT Digital, moderated the session.
