News: National Developers’ NCR Housing Share Hits 13%: Anarock-24-06-2026
Developers with a national footprint now account for more than 13% of new residential supply in the National Capital Region (NCR), against 3% in 2022, according to ANAROCK Research data. The firm’s analysis describes this as a fourfold rise in four years to 2025-end.
Of approximately 25,355 units launched in NCR in 2022, national developers accounted for less than 700. In 2025, they contributed nearly 8,100 of about 61,775 units. The players named are Godrej Properties Ltd., Prestige Estates, TATA Housing, Mahindra Lifespaces, Adani Realty, Sobha Ltd, Shapoorji Pallonji Group and Birla Estates.
Santhosh Kumar, Vice Chairman, ANAROCK Group, said their participation reflects the market’s growing institutionalisation and buyers’ preference for trusted brands with strong execution. Premium and luxury housing in Gurugram, Noida, Greater Noida and New Gurugram is leading demand from end-users and investors, he said, with investor activity a prime driver in NCR. Buyers are moving towards credibility, and branded developers are gaining share in premium segments where timely delivery and quality can be relied on.
The analysis identifies infrastructure as a key catalyst. The Dwarka Expressway, Noida International Airport, Delhi-Mumbai Expressway, Regional Rapid Transit System (RRTS) and expanding metro networks are improving connectivity and opening new residential corridors. It also ties the trend to a wider national pattern of organised and listed developers taking share from smaller regional ones.
These developers’ projects consist almost entirely of large homes. Average sizes are about 1,830 sq. ft. for 3BHKs, 2,600 sq. ft. for 4BHKs and 4,465 sq. ft. for 5BHKs. Kumar said the limited supply of smaller units suggests most are targeting affluent, lifestyle-oriented buyers. Average pricing sits in the premium category, with several projects in the luxury and ultra-luxury segments.
Gurugram takes the largest share of their new NCR supply at 47%, followed by Ghaziabad with 27%, Noida 13% and Greater Noida 12%. The analysis attributes this to corporate demand, infrastructure, airport proximity and expanding employment hubs.
On regional developers, Kumar said they remain in "securely familiar territory". The rise of national players does affect their relevance in established strongholds, but they retain deep market knowledge, strong land relationships, historic land banks and established customer networks.
The analysis added that branded national players have raised product quality, transparency and customer confidence in NCR through better design standards, larger amenity packages, sustainable construction and stronger governance, and that the competition is pushing local developers to improve execution, governance and delivery timelines.
