News: Gurugram Rent vs Noida Appreciation: Reddit Debate-19-05-2026
An NCR-based DINK (double income, no kids) couple in their mid-30s, earning Rs 4.3 lakh a month, asked Reddit whether to invest in Gurugram or Noida property for the next 5-7 years. The replies turned into a wider argument over rental income versus capital appreciation.
The couple said they had looked at several projects in both cities and could not decide. Prices in Noida are far more affordable, their post said, though ROI is low too.
Gurugram residents advised them to plan for lifestyle changes, especially children. One user, a parent of a four-year-old, said he and his wife bought a flat on Dwarka Expressway in 2019 without thinking about schools. Their daughter was born in 2021, they moved in in 2023, and last year they sold and shifted to Sector 59 for "one reason alone", the child’s school.
Another user said the couple should first settle their goal. For maximum return, he suggested low-ticket, undeveloped areas in Noida, Greater Noida or Jewar. For rental income, he said nothing beats Gurgaon, recommending sectors that can yield 3-5% along with gradual appreciation.
Real estate experts said the new Noida International Airport at Jewar will drive the next phase of NCR growth, with the Yamuna Expressway, Greater Noida and the Noida Expressway belt likely to gain, particularly in mid-income and high-end segments.
A SquareYards report, "Runway to Realty: How Noida International Airport is Reshaping Realty", says apartment prices have nearly tripled over five years while plot values rose 1.5x on average, with select micro-markets seeing up to 5x growth. It projects plot and apartment values rising 28% and 22%, respectively, over the next two years.
A recent Knight Frank India report adds that the airport’s operationalisation should lift developer confidence and residential supply in markets such as Greater Noida, where launches and sales have been steady since the foundation stone was laid in November 2021.
