News: Top Eight Cities Log 95,973 Home Sales in Q1 2026: PropTiger-16-05-2026
Housing sales across India’s top eight cities stood at 95,973 units in Q1 2026, with 93,065 new units launched, according to a PropTiger report. Supply rose 1.1% over the previous quarter and sales grew 1%.
Compared with a year earlier, supply slipped 0.1% and sales moderated by 2.2%, which the report described as healthy normalisation and not structural weakness. The cities covered are Mumbai Metropolitan Region, Delhi NCR, Bengaluru, Pune, Chennai, Hyderabad, Kolkata and Ahmedabad.
Prices rose year-on-year in all eight cities, from +3.4% in Chennai to +24.2% in Bengaluru. The weighted average reached Rs 10,050/sq ft, crossing that mark for the first time. Ahmedabad saw a marginal sequential dip from the high base of Q4 2025 but still showed annual growth of +8.3%.
Prakash Tejwani, CEO, PropTiger, said the residential market has moved into a more disciplined phase in which growth is driven by demand quality, inventory discipline and buyer confidence and not speculative expansion.
Bengaluru was the standout, with 15,603 units sold, up 33% YoY and 12% sequentially, and new supply of 15,806 units nearly matching absorption. The report said employment from GCCs and start-ups is proving more durable than conventional IT hiring cycles.
Mumbai Metropolitan Region remained the largest market by volume and value with 26,116 sales. This was 14.9% lower year-on-year, which the report put down to a high base after an exceptionally strong 2025.
Chennai sold 6,841 units, a 43.3% YoY rise driven by inventory absorption, and Hyderabad 13,297 units, up 24.9% YoY. Delhi-NCR recorded 11.4% YoY sales growth and 17.6% annual price appreciation. Pune saw a 4% quarter-on-quarter recovery in sales and the highest QoQ price growth, at 9%. Kolkata and Ahmedabad faced temporary challenges from election-related disruptions and demand normalisation, respectively.
For 2026, the report expects sequential growth of +2-4% QoQ in most major metros and YoY price appreciation of +4-8%, supported by limited mid-segment supply and infrastructure completions opening new micro-markets, particularly in Bengaluru, Chennai, Hyderabad and NCR.
