News: DLF Plans Rs 20,000 Crore of Luxury Launches in FY27-14-05-2026
DLF plans to launch luxury housing projects in Gurugram, Mumbai and Goa in FY27 with a combined revenue potential of around Rs 20,000 crore, DLF Home Developers Ltd Managing Director Aakash Ohri said on May 14.
The pipeline includes an ultra-luxury villa project at Reis Magos in Goa, expected sometime this year, the luxury project Hamilton 2 in DLF City, a senior living project in Sector 63 on Golf Extension Road in Gurugram in the first half of FY27, and Phase 2 of Westpark in Andheri West, Mumbai.
On the Q4 FY26 analyst call the same day, DLF Managing Director Ashok Kumar Tyagi said sales bookings in FY27 are expected to be around Rs 20,000 crore. New launches should contribute Rs 14,000-15,000 crore, with the rest likely to come from The Dahlias in Gurugram.
The super-luxury project has recorded bookings of Rs 18,569 crore in 18 months, with nearly 60% of inventory sold. DLF indicated the remaining 40% has revenue potential of around Rs 24,000 crore at current prices. Non-resident Indians account for nearly 15% of the project’s total sales, Ohri said.
In FY26, DLF’s overall bookings fell 5% to Rs 20,143 crore from a record Rs 21,223 crore. The Dahlias contributed Rs 4,828 crore in the year, and 32 apartments were sold in the March quarter. Ohri said the project was a primary driver of Q4 sales of around Rs 3,967 crore and helped the company meet its full-year sales guidance of Rs 20,143 crore despite some launch deferrals. Two units of The Camellias were also sold in the quarter.
On pricing, Ohri said units that started at about Rs 60 crore are now Rs 90 crore, and those at about Rs 75 crore are now about Rs 110 crore. New inventory is touching approximately Rs 135 crore per residence. According to management, orientation affects premiums: north-facing residences overlook the lake and greens and south-facing ones face the Aravalli range, with prices ranging from Rs 20 crore to Rs 30 crore depending on configuration and location.
Ohri said The Dahlias had "caught up much faster" than expected. The company thought per square foot realisation would reach this level in about four years but got there in about a year and a half. Replying to analysts, he said the project is now almost at par with The Camellias on a like-for-like basis. The Camellias trades between Rs 80 crore and Rs 150 crore per apartment, while The Dahlias has reached an average of nearly Rs 1 lakh per sq ft for south-facing residences.
In January 2025, Ohri had told HT Real Estate that The Dahlias, then not formally launched, recorded sales of Rs 11,816 crore within nine weeks of its pre-launch, and that The Camellias took nearly a decade to achieve similar success.
An experience centre for The Dahlias is expected to be ready around Diwali this year. The company reiterated that while it is confident of sustaining annual sales, its focus is on margins, cash generation, disciplined execution and timely delivery over chasing booking volumes.
