News: South Delhi Luxury Floors Up to 32% in Q1 2026-12-05-2026
Prices of luxury floors in South Delhi rose by up to 32% in the first quarter of 2026, running against the wider slowdown in real estate amid the ongoing US-Iran war, according to a report by Golden Growth Fund.
Category B colonies saw faster growth than Category A in the quarter, at 23-32% against 14-22%, the report said. In value terms, it put floor prices in Category A at Rs 19.5 crore to Rs 40 crore and in Category B at Rs 10.65 crore to Rs 16.5 crore.
In Category A colonies, a 2500 sq. ft. floor costs Rs 14-25 crore, with the average up 22% YoY, while a 6000 sq. ft. floor costs Rs 25-55 crore, with the average up 14% YoY. In Category B, a 2500 sq. ft. floor is priced at Rs 9-12.5 crore, up 23% YoY on average, and a 3200 sq. ft. floor at Rs 14-19 crore, up 32% YoY.
Ankur Jalan, CEO, Golden Growth Fund, said the stronger appreciation in Category B reflects deepening demand in a market that varies widely across colonies, with buyers also moving in from other parts of Delhi. Given high demand and limited supply, he expects price growth to stay resilient. The West Asia conflict is creating short-term uncertainty, he said, but wealthy Indian families and NRIs may prefer established luxury markets such as South Delhi, which could benefit from capital reallocation over the medium term.
Category A colonies named in the report include Mayfair Garden, Panchsheel Park, Anand Niketan, Vasant Vihar, Shanti Niketan, Westend, Chankyapuri, Golf Links, Jor Bagh, Sundar Nagar and Maharani Bagh. Category B colonies include Chirag enclave, Anand Lok, GK, Green Park, Gulmohar Park, Niti Bagh, Defence Colony, Safdarjung Enclave and Kailash Colony.
The Municipal Corporation of Delhi (MCD) classifies all colonies into eight categories, A to H, on which circle rates, property tax and stamp duty are based. The report said approximately 18,500 plots are available across the 42 Category A and B colonies in South Delhi, with redevelopment potential of Rs 6.5 lakh crore.
