News: Ganga Expressway Opens: 594 km Across 12 UP Districts-29-04-2026
Prime Minister Narendra Modi on April 29 inaugurated the 594-km Ganga Expressway between Meerut and Prayagraj, which real estate experts expect to lift logistics, warehousing and housing demand across Uttar Pradesh.
The expressway links 12 districts: Meerut, Hapur, Bulandshahr, Amroha, Sambhal, Badaun, Shahjahanpur, Hardoi, Unnao, Rae Bareli, Pratapgarh and Prayagraj. Built under a public-private partnership model, it has six lanes, expandable to eight, and a design speed of 120 kmph. An official statement said integrated manufacturing and logistics clusters (IMLCs) with warehouses, cold storage and food processing hubs are being developed along it, and it will connect with the Purvanchal, Agra-Lucknow, Bundelkhand and Gorakhpur Link expressways.
Knight Frank India said the corridor will create value in three concentric rings around each of 18 interchange nodes. Warehousing is expected to develop within three years, followed by residential and other assets between the 2nd and 5th year of operation. It sees cold chain potential in Pratapgarh, Unnao and Hapur, and manufacturing-led growth in Amroha, Badaun, Shahjahanpur and Hardoi. Rajeev Vijay, executive director, government and infrastructure advisory, said the expressway creates for the first time a single high-speed economic geography joining western UP’s manufacturing belt, central UP’s agricultural heartland and eastern UP’s education and pilgrimage economy.
Santhosh Kumar, vice chairman, ANAROCK Group, said 12 integrated manufacturing and logistics clusters are planned in districts such as Hardoi and Bulandshahr, and lower transit times and costs are making Budaun, Shahjahanpur and Sambhal major warehousing hubs. With commute times to Meerut and Prayagraj expected to fall by nearly 50%, he expects fresh housing demand in Hapur and Unnao, with Amroha, Raebareli and Pratapgarh also benefiting as low-yield rural land gains value.
Vimal Nadar, national director and head, research at Colliers India, said industrial and warehousing demand will be helped by complementary projects such as the Eastern Dedicated Freight Corridor, National Waterway 1 (from Haldia to Varanasi), Yamuna Expressway and Purvanchal Expressway, and by the Industrial Smart City Mission. He expects Meerut, Kanpur and Prayagraj to emerge as secondary office hubs alongside Delhi NCR under a more decentralised work model, and affordable housing, plotted developments and integrated townships to pick up in Tier II and III cities.
Mohit Goel, managing director, Omaxe Limited, said values are already firming along the Prayagraj corridor, and the government’s proposed Rs. 5,000 crore push for temple town development should strengthen demand further.
Sachin Vyas, chief sales officer, Square Yards, expects demand to shift towards Meerut and Hapur. The real economic driver, he said, will be the integration of 11 industrial corridors across 12 districts, with over 6,500 acres designated for logistics and manufacturing in central districts like Shahjahanpur and Hardoi.
