News: Listed Developers Did 54 of 111 Land Deals in FY2026-27-04-2026
Listed developers closed 54 of the 111 land deals concluded across the country for real estate development in FY2026, covering more than 1,433 of the over 2,994 acres transacted, an analysis by Anarock Research showed. That gave them a 49% share of deals and 48% of the land area.
Overall activity fell from 143 transactions in FY2025, but listed players nearly matched their 57 deals of the previous year, lifting their share from 40%.
Bengaluru was their top market with 17 deals for over 293 acres. Pune had 8 deals for around 78 acres and the Mumbai Metropolitan Region (MMR) 7 deals for over 51 acres. Chennai and Hyderabad saw 5 each, for more than 74 acres and around 38 acres. NCR was limited to two deals in Gurugram for 18.6 acres, and Kolkata had one for 5 acres. Among tier 2 and 3 markets, Amritsar stood out with two deals totalling 520 acres. Vadodara, Nagpur, Panipat, Mysore, Raipur and Coimbatore also saw purchases.
Anuj Puri, chairman, Anarock Group, said land acquisition has become both capital-intensive and regulation-driven, giving listed developers an edge over smaller or unorganised players because of easier access to institutional capital and transparent balance sheets. Given global macroeconomic uncertainty and tapering housing sales, he expects them to adopt a more moderate pace of calibrated launches.
In NCR, at least 66% of new unit supply in FY 2026 came from listed and Grade A companies, with smaller and unorganised developers at 34%. Puri called this a "flight to trust" after past delivery delays, and said the rush into ultra-luxury branded residences is raising entry barriers for smaller players lacking liquidity.
