News: Dubai Property Deals Fall 24% in Q1, April Hints Revival-15-04-2026
Dubai recorded 13,241 real estate transactions in March 2026, down from 17,394 in January, a fall of nearly 24% over the first quarter, Dubai Land Department data showed. The March deals were worth about AED 42.63 billion.
February saw 17,010 transactions, so the slide was gradual before sharpening in March, when buyer sentiment weakened amid uncertainty caused by the US-Iran war, experts said. Early April figures point to a possible recovery: transactions rose from 6,091 in the first half of March to 7,284 in the first half of April.
High-value developments accounted for the largest deals. In January, in Al Khairan First, Creek Bay had the highest total transaction value at about AED 454.3 million, followed by Creek Haven at around AED 361.1 million and Lyvia by Palace at about AED 285.9 million. In March, Bukadra led, with deals on projects such as Skyvue totalling roughly AED 619.1 million. Burj Khalifa followed at around AED 448.6 million and Al Khairan First at nearly AED 336.9 million, as per the data.
Porush Jhunjhunwala, CEO of Banke International Properties, said buyers have adopted a wait-and-watch stance, are taking longer to commit and are negotiating harder on price. He said similar patterns were seen during earlier geopolitical conflicts, which brought temporary slowdowns. High-end and prime homes have shown resilience because of a diverse international buyer pool and deep liquidity, he said, while the mid-segment and speculative off-plan projects have been more volatile.
He added that the market appears to be shifting gradually, with investors turning to cash-flow-oriented sectors and developers offering flexible payment plans or extra incentives to sustain demand.
Separately, Gulf News reported, citing official announcements, that the General Directorate of Residency and Foreigners Affairs (GDRFA) and the Dubai Land Department (DLD) have signed an agreement to bring visa-linked real estate services onto a single digital platform. Investors can complete the residency process through one interface without approaching multiple bodies. It covers the Golden Residency (10-year visa) for high-value investors, retiree residency for expatriates and property-linked residency visas for eligible buyers, with real-time ownership verification through DLD records.
