News: Delhi-Dehradun Expressway Opens: Real Estate Gains Tipped-14-04-2026

The 213-km Delhi-Dehradun Expressway, inaugurated by Prime Minister Narendra Modi on April 14, reduces the journey from over six hours to about 2.5 hours, and real estate experts expect land, plotted housing, logistics and warehousing markets along the route to benefit.

Santhosh Kumar, vice chairman, ANAROCK Group, said the corridor will significantly lift valuations in North India. Its influence zone covers Muzaffarnagar, Saharanpur and the outskirts of Dehradun, small markets that he said were until now "modest blips" on the real estate radar but are already seeing early-stage land acquisition and plot-based investment interest. Over three to five years, he said, the corridor could change the region’s real estate geography. Junction towns near interchanges and bypasses are also likely to draw logistics hubs, warehouses and commercial projects.

Experts said property values could rise 15% to 25% across key Delhi-NCR areas, with industrial parks in Baghpat and a logistics hub in Ghaziabad expected to generate large-scale employment.

Vishal Raheja, founder and managing director, InvestoXpert Advisors, expects 15-25% appreciation over the next 18-24 months in Loni, Mandoli, Narela, Bawana, Ghaziabad’s Sahibabad belt, Tronica City and parts of East Delhi including Shahdara, Seemapuri, Karawal Nagar, Sonia Vihar and Yamuna Vihar. Similar growth is projected for Baghpat, Baraut, Shamli, the outskirts of Muzaffarnagar, Saharanpur, Chhutmalpur, Mohand and Doiwala, along with the Rishikesh bypass, Rajpur Road and the Mussoorie foothills. He said farmlands trade at Rs 12-20K per sq yd, builder floors for mid-income buyers at Rs 35-60 lakh, villas at Rs 80 lakh-Rs 1.5 crore and holiday homes at Rs 30-70 lakh.

Dehradun’s luxury segment is expected to see stronger demand for second homes. Amar Kapoor, CEO, Terra Grande by Eldeco, said that as travel time falls, owning a home in the Himalayas moves "from indulgence to intent".

Vimal Nadar, national director, research at Colliers India, said the expressway links Delhi NCR’s industrial and warehousing markets of Ghaziabad, Noida, Greater Noida and Meerut with Muzaffarnagar, Saharanpur and Dehradun. He anticipates 1-2 million sq.ft. of Grade A supply in these Delhi NCR micro markets over the next few years, with annual leasing potentially touching 1-1.5 million sq ft. Hospitality and second homes around Haridwar, Rishikesh and Dehradun should also gain, he said.

The six-lane access-controlled corridor passes through Delhi, Uttar Pradesh and Uttarakhand and was built at a cost of over Rs 12,000 crore, according to an official statement. The report also gives the total cost as Rs 11,868.6 crore. The project was launched in February 2021 when Union road transport and highways minister Nitin Gadkari laid the foundation stone, and the Prime Minister laid another in December that year. Completion was originally due by December 2024.

A 32-km stretch from Delhi (Akshardham, Geeta Colony, Shastri Park) through Mandola Vihar in Ghaziabad to Khekra in Baghpat was finished by mid-2025 and opened in December 2025. The expressway has more than 100 underpasses and five railway overbridges, and will connect with the Delhi-Mumbai Expressway, the Eastern Peripheral Expressway and routes to Haridwar and Roorkee.

It was developed in four phases. Phase 1 is a 32-km, 12-lane section from Akshardham Temple to the Eastern Peripheral Expressway near Baghpat. Phase 2 runs 118 km from the EPE to the Saharanpur Bypass with six lanes, seven interchanges and 60 underpasses. Phase 3 covers 40 km of six lanes from the Saharanpur Bypass to Ganeshpur. Phase 4 links Ganeshpur to Dehradun over 20 km with 4-6 lanes, twin tunnels and elevated sections for wildlife movement.
