News: Square Yards: Noida Airport Plots Up 28%, Flats 22%-27-03-2026
Property values along the Yamuna Expressway corridor climbed sharply between 2020 and 2025 and are projected to rise further, with plots gaining 28% and apartments 22% over the next two years, according to a SquareYards report titled ’Runway to Realty: How Noida International Airport is Reshaping Realty.’
The report said apartment prices have nearly tripled in the past five years and plot values have risen by an average of 1.5x, with select micro-markets seeing up to 5x growth on investor-led momentum driven by infrastructure. It expects the trend to continue on the back of better livability, job creation and infrastructure upgrades.
Noida International Airport at Jewar, the NCR’s second civil airport, is set to be inaugurated by Prime Minister Narendra Modi on March 28, 2026. The report describes it as positioned to be Asia’s largest airport, projected to handle nearly 225 million passengers annually in its final configuration.
A key theme is the planned aerotropolis, which the report compares with Amsterdam’s Schiphol Airport. The model combines aviation infrastructure with commercial, industrial, logistics and residential development, supported by manufacturing clusters, logistics hubs and commercial centres. Expressways and multimodal transit are expected to cut travel times and add to the region’s investment appeal.
Tanuj Shori, founder and CEO, Square Yards, said the Noida market was at a pivotal moment and the airport would have significant long-term effects on housing demand, pricing and investment activity.
Sunita Mishra, Vice-President - Research & Insights, Square Yards, said that before construction of the airport accelerated, Noida lagged other NCR markets because of delays and developer challenges. Visible progress has since changed market perception, and developers are actively launching projects in high-impact zones. The report sees the area shifting from a peripheral, end-user-driven market to an investment hotspot.
