News: SWAMIH Fund II Being Readied for Launch, Says FM-23-03-2026
SWAMIH Investment Fund II, announced in the recent Union Budget, is in the process of being formally launched to help distressed homebuyers whose investments are stuck, Finance Minister Nirmala Sitharaman informed Parliament on March 23, PTI reported. Budget 2026-27 provided for a fresh Rs 15,000 crore fund to complete 1 lakh units in stalled projects across cities.
In a reply in the Lok Sabha, she said the Special Window for Affordable and Mid-Income Housing (SWAMIH) Investment Fund had committed investment in 148 projects as on January 31, 2026. It has delivered 63,200 homes and has 1,01,443 homes in its portfolio across India, she said, adding that the fund has helped revive buyer confidence and generated significant economic benefits.
The government set up SWAMIH in November 2019 as an Alternative Investment Fund (AIF) offering priority debt financing, with State Bank of India Ventures as Investment Manager. SWAMIH Fund-1 has secured Rs 15,530 crore to date. It finances completion of stressed, brownfield, RERA-registered residential projects in the affordable and mid-income segments.
The fund works with first-time developers and those with troubled or stalled projects, customer complaints, non-performing asset accounts or legal disputes, making it effectively a last resort for distressed projects.
