News: Celebrity Neighbours Bring Buzz, Not Always Higher Prices-14-03-2026
When a Bollywood celebrity buys a flat, the building and its micro-market usually get a spell of media and social media attention that draws curious buyers and brokers. Some homebuyers link a famous neighbour with prestige, security and a premium lifestyle, which can help a project be seen as a sought-after address.
Real estate experts caution that this is mostly about perception. Values are still set by location, the developer’s reputation, amenities, connectivity and overall demand. Developers and brokers may mention the celebrity link in their pitches, but the buzz tends to be temporary and prices eventually fall in line with the wider market.
Sandeep Reddy, co-founder of Zapkey.com, a portal that tracks real estate transactions, said projects can command a premium when there is a celebrity association, but that is not always so, since pricing also depends on the product, the age of the property and the location. He cited Rustomjee Paramount as a notable example. It houses Tiger Shroff, Disha Patani, cricketers Hardik and Krunal Pandya (rent and sale) and Rani Mukherjee, among others, and its rates are at a premium over neighbouring buildings of similar stature and age.
Several stars have been active in the city’s property market. Amitabh Bachchan, along with his son Abhishek Bachchan, has bought and sold multiple properties in recent years, including units in high-end developments in suburban Mumbai and land in Alibaug and Ayodhya. Akshay Kumar has invested in and sold apartments in several projects. Over the last two years, Kartik Aaryan, Kirti Sanon, Shahid Kapoor, Jitendra Kapoor, Shah Rukh Khan, Salman Khan, Karan Johar, Ranbir Kapoor and Alia Bhatt, among others, have been in the news for buying, selling or renting property. In the last six months, so have Preity Zinta, Hritik Roshan and family, Bobby Deol, and Sonu Nigam’s father, Agam Nigam.
Other examples include Amitabh Bachchan, Kartik Aaryan and Kirti Sanon owning properties in plotted developments by The House of Abhinandan Lodha. Hrithik Roshan, his family and Bobby Deol have bought multiple commercial units in the Yura Business Park - Phase 2 project in Andheri, Mumbai.
