News: Prepay Two Home Loans or Keep Investing? Techie Asks Reddit-12-03-2026
A 27-year-old tech professional earning Rs 1.6 lakh a month has drawn mixed advice online after asking on Reddit if he should prepay his two home loans or continue investing. He pays about Rs 90,000 a month in EMIs on properties in Noida and Bengaluru, holds investments of about Rs 44 lakh in stocks, corporate bonds and bank savings, and is saving for his wedding.
The Noida property was bought for Rs 1.3 crore with a Rs 60 lakh loan. Around Rs 50 lakh is outstanding at 7.8% interest, with roughly 10 years left. The Bengaluru flat was purchased recently for Rs 80 lakh, funded partly by a Rs 15 lakh down payment shared by the couple and a Rs 60 lakh loan. His girlfriend earns Rs 1.3 lakh a month, and he saves around Rs 35,000 monthly after expenses.
He wrote that he may be over-leveraged in real estate but is unsure about aggressive prepayment, since equities and mutual funds have historically returned more than the 7.8% loan rate. The couple expects to move into the Bengaluru flat next year and save on rent. Flats in the society rent for about Rs 30,000 a month, and he estimates his unit could fetch at least Rs 25,000.
Many users felt he was overexposed to property for his age, with tight monthly cash flow. One asked about the fallback if either partner lost a job, saying he seemed low on cash for a rainy day. Another agreed he was over-leveraged but advised keeping the loans because rates are low and building liquidity instead, noting that money would soon be needed for registration, interiors and furnishing in Bengaluru.
Financial advisor Suresh Sadagopan said income stability, debt burden and liquidity should be assessed before further commitments. With a combined household income of nearly Rs 3 lakh a month, the EMIs are roughly a third of earnings, which he said can still be manageable.
His concern was concentration. The properties may appreciate, he said, but tying most capital to one asset class amounts to putting all one’s eggs in one basket. Liquidity is especially important with a wedding ahead, which brings extra expenses and a need for readily available funds. He also flagged job risk in the current market: if one of the two loses their job, household finances could be strained, so the ability to keep servicing EMIs must be weighed carefully.
