News: Dubai Property and War Jitters: Reddit Cites NYC, Mumbai-02-03-2026
The Iran-US-Israel ’war’ has turned attention to Dubai’s property market, with Reddit users comparing the situation to New York City after the September 11 attacks and Mumbai after 26/11. Their argument is that deals slowed and sentiment weakened in both cities at first, but the markets stabilised and did not collapse.
The debate began with a post asking whether Indian real estate investments would shift from Dubai back to India. One user said Dubai would not change because of one incident. Another wrote that New York and Mumbai property would not exist today if single events decided markets, and claimed the Dubai attacks were not even 1% of what those cities experienced. A third expected only "temporary jolts", with a price correction at most.
A Redditor who invests in both Dubai and India said uncertainty first shows up as hesitation, not a fire sale, and that a pause in new Dubai purchases would come well before any dramatic rotation to India. Because prices are set at the margin, he argued, slower fresh capital affects volumes and benchmarks even if existing owners hold on, with fewer new cheques, buyers waiting 2-4 weeks and more requests for prices or terms to reflect the added risk. Demand could return quickly if tensions stay contained, he wrote, but if uncertainty lasts weeks or months some new allocation meant for Dubai would be redirected, often to India’s top metros. Another post said capital does not disappear but reallocates.
Neelu Jain, Director at SNN Raj Corp, said Dubai could face short-term disruption if tensions persist because of its reliance on foreign capital. Foreign nationals account for roughly 54% of investment in the city’s real estate, she said, with a significant share from India, the UK, China, Saudi Arabia and Russia. Uncertainty can lead to stalled projects, funding delays and postponed purchases. If supply chains tighten and raw materials become scarce, construction costs could rise and developers may phase execution. Historically, she said, rentals stay relatively stable in war-like situations while capital values can see temporary downgrades.
Real estate experts noted that Dubai has shown resilience in past regional crises. Transaction volumes dipped temporarily, price corrections in stable markets stayed in single digits, and activity normalised one to two quarters later.
Sahil Verma, COO, Shray Projects, said regional instability often moves capital into Dubai instead of out of it, since high-net-worth investors from West Asia, Europe and South Asia, including many Indians, see it as politically stable, tax-efficient and currency-secured. Experts said Indian investors, among the largest foreign buyer groups, are calibrating and not exiting. Verma said existing holdings are typically retained, while fresh allocations may be staggered and part of the capital diversified into Indian premium residential markets, especially NCR, Mumbai and Bengaluru, which are seeing strong domestic demand and infrastructure-led growth.
