News: Gurugram Beats Mumbai in Rs 10 Crore-Plus Home Sales-23-02-2026
Gurugram recorded Rs 24,120 crore of sales in homes priced at Rs 10 crore and above in calendar 2025, more than Mumbai’s Rs 21,902 crore, according to a luxury housing report by India Sotheby’s International Realty (ISIR) and CRE Matrix. Noida and Greater Noida together logged Rs 9,358 crore, Hyderabad Rs 8,140 crore and Bengaluru Rs 2,319 crore.
About 1,494 such homes were sold in Gurugram during the year, the most in any 12-month period in the city. That is nearly ten times the 155 units of CY2023, while transaction value rose six-fold from Rs 4,004 crore. The report attributes the surge to domestic wealth creation, greater participation by HNIs and ultra-HNIs, and growing global investor confidence.
Larger residences dominated. The average home was around 5,000 sq ft, the 4,000-6,000 sq ft category held the highest value share, and homes above 8,000 sq ft accounted for about 22% of transaction value.
Demand has spread beyond traditional prime addresses. Dwarka Expressway saw transaction value jump 2,079%, from Rs 383 crore in CY2024 to Rs 8,347 crore in CY2025, on large luxury launches and better infrastructure. Golf Course Extension Road rose 379%, with weighted average prices climbing from Rs 24,855 to Rs 37,899 per sq ft. On Golf Course Road, sales moderated because little new inventory was available.
Tina Talwar, Area Director, India Sotheby’s International Realty, said growth is no longer confined to legacy addresses, with emerging micro-markets driving a structural expansion backed by infrastructure upgrades, better products and connectivity. She added that 103 Indian corporates raised a record $19.54 billion through main board IPOs in 2025, creating a new cohort of founders and entrepreneurs entering luxury housing. Geopolitical headwinds persist, but sentiment remains optimistic with more calibrated expectations.
Abhishek Kiran Gupta, co-founder and CEO, CRE Matrix, said the near-tenfold growth in two years reflects sustained buyer confidence, strong capital inflows and a widening base of wealthy individuals. Demand is maturing, he said, staying robust but more discerning, with buyers favouring prime locations, superior construction and branded, amenity-rich developments.
