News: ED Attaches Rs 82 Crore Ansal Hub-83 Property in Gurugram-20-02-2026
The Enforcement Directorate’s Gurugram zonal office has provisionally attached immovable property worth Rs 82 crore under the Prevention of Money Laundering Act, 2002, in an alleged fraud involving the commercial project Ansal Hub-83 in Sector 83, Gurugram, the agency said on February 19.
The project stands on 19 Kanal 15 Marla, about 2.47 acres, and comprises 147 shops, 137 office spaces and two restaurant units. The land and construction so far have been attached to prevent any transfer or sale that could defeat confiscation.
The probe stems from a June 2023 Haryana Police FIR under Sections 120-B, 406 and 420 of the IPC against promoters and senior officials of Ansal Housing Limited, formerly Ansal Housing and Construction Ltd. Whole-time director Kushagra Ansal and associated entities Samyak Projects Private Limited and Aakansha Infrastructure Private Limited were booked on a complaint by the HUB-83 Allottee Welfare Association, which represents over a thousand investors.
The ED said units were sold before valid statutory approvals were obtained, and that although the licence expired in December 2015 the developers kept selling and collecting money until September 2023 without renewing it. More than Rs 82 crore was collected from allottees between 2011 and 2023 and diverted for other purposes and personal gain.
Investors were promised timely possession and world-class facilities, but nearly 15 years on there is no occupation certificate or possession, the agency said. Several had also complained to the Haryana Real Estate Regulatory Authority about delay, non-completion and illegal collection.
