News: Central Park Launches Rs 1,200 Crore Belanova in Gurugram-19-02-2026
Central Park Estates has launched Belanova, an ultra-luxury residential project in Gurugram, with an investment of Rs 1,200 crore and estimated revenue potential of Rs 2,500-3,000 crore, it said on February 19.
The low-density vertical estate will have 124 residences at an average ticket size of about Rs 25 crore and is part of the 47-plus acre Central Park Resorts. It adjoins the elevated Sohna carriageway with direct access to NH-48, the airport, Golf Course Road, Rajiv Chowk and Millennium City Centre Metro Station.
Funding is through project finance and internal accruals, with no institutional or private equity investor. Tie-ups and home loan approvals are in place with ICICI Bank, HDFC Bank, Canara Bank and Punjab National Bank, among others.
The company expects about Rs 500 crore in FY26 from a private offering to friends and family and an estimated Rs 1,000 crore in FY27. Completion is scheduled for July 31, 2026. The formal launch will coincide with the opening of Club Belanova in March-April 2026, when a limited number of expressions of interest will be considered.
Ankush Kaul, president, sales and marketing and CRM, said the project followed a "top-of-the-board" philosophy, like Park Lane and Mayfair in Monopoly. Vikram Singh, president, projects, cited private lift lobbies, dual lifts per residence, 13-feet floor heights and large balconies.
