News: Mid-Priced Homebuyers Took Longest to Decide: Anarock-17-02-2026
Buyers of homes priced between Rs 50 lakh and Rs 2 crore took close to a month to move from first enquiry to booking in 2025, according to ASTRA, Anarock’s proprietary AI analytics platform. The segment is sensitive to loan rates, EMI affordability and expected appreciation, and buyers compared several projects before committing.
Homes of Rs 1-2 crore had the longest conversion time at about 30 days, though that was down from 47 days in 2024, a 17-day improvement. The Rs 50 lakh-Rs 1 crore band followed at around 29 days, much the same as the previous year.
Affordable homes below Rs 50 lakh converted in about 19 days against 28 in 2024. The analysis linked this to shrinking new supply in the category, rising rents pushing first-time buyers to purchase, and quicker, digital loan approvals. Santhosh Kumar, vice chairman, ANAROCK Group, said the shorter cycle signals necessity-driven demand.
Kumar said homes priced under Rs 3 crore took 27 days in 2025 compared with 17 days in 2024, when the figure was at its lowest. He said this reflects a shift from a seller-driven market to a more cautious, selective luxury market, with demand normalising as ample new luxury supply gives buyers more choice.
Buyers in the Rs 2-3 crore bracket needed only 15 days. They tend to be well informed and financially able to act fast, which gives developers pricing power, room for further price increases and quicker inventory turnover. The analysis called the segment an unmatched business and profit generator.
Overall housing sales fell in 2025 from 2024, while the average lead-to-booking time dropped from 32 days to 26, largely owing to more sales of big-ticket homes in top cities. Higher prices, more new supply and attractive alternative investments are otherwise making buyers take longer to close.
