News: South Delhi Luxury Floor Prices Up 34% in 2025-16-02-2026
Prices of independent luxury floors in South Delhi rose by up to 34% year on year in 2025, driven by scarce supply, strong demand and redevelopment by local landowners, according to Golden Growth Fund (GGF), a Category-II real estate-focused AIF.
In Category-A colonies such as Chanakyapuri, Golf Links, Jor Bagh, Shanti Niketan, Vasant Vihar, Anand Niketan and Panchsheel, floor prices climbed 25-34%. A 2,500 sq ft floor moved from Rs 10-19 crore in 2024 to Rs 14-25 crore, and a 6,000 sq ft floor from Rs 19-45 crore to Rs 25-55 crore.
In Category-B colonies, which include Gulmohar Park, Anand Lok, Defence Colony, Neeti Bagh, Chirag Enclave and Greater Kailash, the rise was 22-26%. A 2,500 sq ft floor went from Rs 7-10 crore to Rs 9-12.5 crore and a 3,200 sq ft floor from Rs 11-16 crore to Rs 14-19 crore.
The Municipal Corporation of Delhi groups colonies into eight categories, A to H, which determine circle rates, property tax and stamp duty. A and B are the most exclusive and lie in South Delhi.
GGF CEO Ankur Jalan said landowners are increasingly redeveloping to raise capital values, improve rental yields and meet changing family needs, while better use of permissible FSI allows larger, better-designed homes. Affluent households moving in from other parts of Delhi for the area’s social infrastructure and lifestyle have added to demand, as have limited land, a preference for low-density living, security and the appeal of floor-wise ownership.
The report puts redevelopment potential across South Delhi colonies at over Rs 6 lakh crore. GGF pools investor capital into a diversified real estate portfolio in South and Lutyens’ Delhi with a gestation period of about 1.5 years.
